Yorkshire Housing 113-home Menston new build scheme re-starts

113 new affordable homes at Yorkshire Housing’s Derry Hill development in Menston back underway

We’re pleased to see construction of 113 new affordable homes at Yorkshire Housing’s Derry Hill development in Menston re-commence.

After previous contractor Tolent went into administration, Yorkshire Housing appointed new contractor Termrim Construction Ltd through EN:Procure’s new build housing framework. 

The development has funding from Homes England and will include shared ownership and affordable rent homes, delivering much-needed high quality new housing for people in West Yorkshire.

Sian Webster, director of development at Yorkshire Housing, said: “After working with Efficiency North, we were delighted to appoint Termrim Construction as our new developers for this site, making this happen through their EN:Procure New Build framework.

“Following the previous developers, Tolent, going into administration, we were determined to move the site forward and are now pleased to see that good progress is being made.

“The construction industry is going through a tough time with rising costs making it more expensive to build new homes. Yorkshire Housing is determined to keep on building though and will continue to deliver thousands of new affordable homes across our county.”

The Derry Hill development includes a mix of two, three and four-bedroom homes, with completion scheduled for around Autumn 2026.

Jason McGarvey, commercial director at Termrim Construction, added: We’re really pleased to be appointed by our longstanding client Yorkshire Housing to complete this new development in Menston. 

“Whilst the site has a number of challenges to overcome, following extensive investigations and recent design development it is now in a position to be delivered successfully and bring about the much-needed new and affordable homes to the Yorkshire region.”

Emma Mottram, director of operations at EN:Procure, said: “Having worked with Termrim through EN:Procure’s previous 3 new build frameworks.  It’s been great to see the company grow and deliver some fantastic schemes for our members. This was another example of a challenging site, complicated further with the previous contractor’s insolvency and volatile market conditions but, despite these difficulties, collectively we have made it happen together. The scheme will also support further apprenticeships, transforming young peoples’ lives in West Yorkshire.”
