A former brownfield site in Sowerby Bridge is being transformed into a new community of affordable homes, marking a major milestone in a four-year journey to bring this challenging site back into use.
The development is being delivered through the Calderdale and Together Housing Investment Partnership (CTHIP) — a well-established collaboration between Calderdale Council and Together Housing Group. The partnership continues to deliver high-quality, affordable housing across the borough, helping to regenerate brownfield land and support local housing needs.
Construction is now underway at Rawson Wood, where 30 homes for affordable rent are being developed by Together Housing and delivered by Termrim Construction, appointed via EN:Procure’s 4th Generation New Build Housing Framework.
The site, previously home to a sheltered housing scheme demolished in 2018, has required extensive planning and technical work to overcome challenges related to the land and infrastructure. Reaching this stage represents a significant achievement for everyone involved.
The project benefits from the specialist support of employer’s agent CPC Project Services and procurement expert EN:Procure, ensuring efficiency, value for money, and high standards throughout delivery.
Dai Howells, Assistant Director of Development at Together Housing, said: “This site has been owned by us for some years, and it’s taken around four years to get to this stage due to a number of construction and planning challenges. The contractor, Termrim Construction, was procured for us by Efficiency North, and we found that to be a very helpful and straightforward process. We’ve worked with Efficiency North on several other schemes, and we’ve always found their support simple, effective, and extremely helpful.”
Gerry Doherty, Construction Manager at Termrim Construction, added: “We’ve picked up this project through Efficiency North’s framework, which has been a great route for us to secure high-quality, community-focused developments like this one. We’re currently progressing with the infrastructure, retaining walls, and groundworks, and we’re looking forward to starting foundations and brickwork towards the end of the year. We also have an apprentice from EN:Able Futures working with us on site, helping to develop new construction talent alongside our experienced team.”
