THE CHALLENGE
Together Housing Group sought to develop a site in Illingworth to provide 83 new affordable homes when the Covid-19 pandemic hit in 2020. Â The site was formerly for residential use and had comprised two-storey housing and flats which were demolished in 2016 after standing derelict for several years.
THE OUTCOME
To tackle this ambitious project,Together Housing Group appointed contractor Lovell by Direct Selection in 2020 through the EN:Procure New Build Framework.
Construction work began in 2020 as the pandemic took hold of the country. The scheme was completed in Spring 2022.
The £11.6m development comprises 42 three-bedroom houses, 33 two-bedroom houses and eight two-bedroom bungalows.
63 of the 83 homes are via affordable rent and the remaining have been sold through shared ownership via Together Homes.
Our strong partnership work with Efficiency North and Lovell, plus support from Homes England, enabled us to maintain our operational capability through what was a very difficult period. This allowed us to emerge from lockdown well-prepared and ready to deliver the new homes Halifax needs.

Thanks to a real team effort, it’s great to see the new, high-quality homes completed and having a positive impact on local people’s lives. The Calderdale Together Housing Investment Partnership has brought much-needed affordable housing to Illingworth and a previously unused site back into use. This complements the major ongoing investment into an exciting future for North Halifax, and the wider regeneration across the whole borough, in support of our vision to create vibrant and sustainable places.

Lovell employed five apprentices from the local area.
