THE CHALLENGE
The plot of land owned by North East Derbyshire District Council (NEDDC) off Whiteleas Avenue North Wingfield formerly consisted of post-war non-traditional housing. A number of old properties were demolished in preparation for new development.
The challenge was to help member Rykneld Homes develop a viable scheme of 70 new affordable homes that they could manage on behalf of NEDDC to address the need for larger homes in the area.
THE OUTCOME
Rykneld Homes worked directly with Vistry Countryside Partnerships to develop the proposals thanks to the involvement of the EN:Procure Framework for new build housing.Â
The project also benefitted from EN:Procure’s specialist pre-construction services for early contractor involvement. EN:Procure supported the client team and Countryside to maintain the scheme’s momentum through the planning process, adopting a critical friend approach to help resolve both contractual and complex technical matters.
The scheme started on site September 2023 and the first phase was completed in summer 2024. The whole scheme is set for completion by summer 2025.
The majority of the new homes, a mix of two, three and four-bed houses, and two-bed bungalows will be managed by Rykneld Homes, on behalf of North East Derbyshire District Council (NEDDC).
Whiteleas is an excellent example of regenerating our estates, building where our customers want to live, and creating much needed homes.

ADDED SOCIAL VALUE
Countryside Partnerships will provide six apprenticeship places over the course of the build.
The development will also deliver a number of improvements to the local area, including upgraded play facilities at Alice’s View and Blacks Lane play areas, £165,000 to fund improved education facilities at North Wingfield Primary and Nursery School and Tupton Hall School, and over £28,000 for the NHS Chesterfield Royal Hospital.
It is wonderful to watch our teams building such high quality new homes for families in Chesterfield.
There is a significant need for a mix of new, high-quality, social and private housing in the area and the progress on this development is a major step forward in meeting that demand. We know that many people will relish the opportunity to live in modern family homes and to be part of a vibrant and well-connected new community.
