THE CHALLENGE
To enhance the Tinsley area and provide high quality new affordable housing through the development of a neglected 6-acre plot of grassland previously used for sporting activities.
THE OUTCOME
EN:Able Build worked closely with Together Housing Group and Caddick Construction Limited to broker the development of the land into 93 new affordable homes off Ferras Rd in Tinsley, Sheffield.
The 19 two-bedroom houses, 70 three-bedroom houses and 4 four-bedroom houses were made possible thanks to funding from Homes England and helped to contribute to Sheffield City Council’s target for providing affordable housing. Together Housing is one of Home England’s strategic partners, receiving £61.2 million to help deliver 1,331 additional affordable home starts as part of the Wave 2 funding programme.
The new homes were designed by Yorkshire architects Watson Batty and feature traditional architectural elements externally and energy efficient, modern interiors. Works began on site in late 2019 and were fully completed in spring 2024 after being delayed by the Covid-19 pandemic.
The scheme also features a balancing pond to offset any flooding risk, landscaped open space, and public art.
Rising house prices are forcing many young individuals, couples and families out of the area they grew up in and away from their support networks. The provision of affordable houses for rent in the city will enable those priced out of the housing market, including key workers and low-income families, to put roots down in the city.

In addition to delivering high quality, affordable housing, working closely with our award winning social enterprise, EN:Able Futures, Caddick Construction hosted 10 flexi-job apprenticeship placement years as part of the scheme.
We’ve been involved in this project from the outset, and working with Together Housing Group to realise such an important scheme, which is set to help so many individuals and families to find their new homes at affordable prices, has been a very positive experience. Working closely with Together Housing Group from the start demonstrates the breadth of what we offer as a Group, as well as the collaboration and understanding required to make these types of projects successful.
