Beyond Housing Hummersea Hills new build scheme shortlisted for award

Beyond Housing’s 128-home Hummersea Hills scheme in Loftus shortlisted for Inside Housing’s Development Awards 2024.

Beyond Housing’s 128-home Hummersea Hills scheme in Loftus has been shortlisted for Inside Housing’s Development Awards 2024.

Delivered by Esh Construction in partnership with Beyond Housing UK, the affordable housing development of 128 homes comprises one, two, three and four-bedroom houses, one and two-bedroom apartments and one, two and three-bedroom bungalows. 73 of the new homes are for affordable rent and 12 for Rent to Buy through Beyond Housing’s sales company, Viola Homes.

Esh were appointed to the project via a Direct Selection under the EN:Procure New Build Framework to promote early contractor involvement and de-risk the project to bring greater value to Beyond Housing.

In recognition of the growing need for supported living, the new community incorporates ‘The View’, a dedicated scheme with 43 homes offering flexible support services for residents. This is the latest scheme from the successful ‘Redcare’ partnership between Beyond Housing and Redcar & Cleveland Borough Council, established to provide bespoke homes with care and support for eligible people from across Redcar and Cleveland. The flexible supported living scheme delivers against the ‘Meeting people’s needs’ priority in the council’s corporate plan and complements its other investment in Loftus.

A raft of social value initiatives were delivered throughout the development, including employability workshops, work experience, and over 360 apprentice training weeks delivered through EN:Able Futures CIC Flexi-job Apprenticeship Service.

Esh Construction donated £30,000 toward the creation of an accessible community woodland walk near to the development. The woodland project was supported and delivered by a number of partners including Beyond Housing, Loftus Town Council, and Groundwork NE & Cumbria.  £6,000 was generated by Beyond Housing through their use of EN:Procure’s frameworks.

The final 8 new homes were handed over in March this year.

Clare Harrigan, Director of Development at Beyond Housing, said: “We are delighted to have worked with Esh Construction in delivering this transformative and strategically important development. The scheme is now providing a range of much-needed affordable new homes with a choice of tenures for all customers including those with support needs.”

Mark Binns, Operations Director at Esh Construction, said: “A lot of hard work and dedication from all parties has enabled us to reach this stage. The delivery of affordable homes, and its flexible living scheme, will make a huge difference to the local community, while the wider woodland project enables residents to reconnect with nature.”

Emma Mottram, Director of Operations at EN:Procure, said: “We are delighted to have supported the delivery of essential new build affordable homes in Loftus.  It’s fantastic to see the added social value achieved with the delivery of apprenticeships through the EN:Able Futures Flexible Apprenticeship Service and the additional benefits of the community woodland walk, an inspiring environmental initiative for residents.”
